The basis for the marketing of your real estate by us, is, first of all, the complete information about your real estate. For getting to know your real estate, there is no better way than visiting your real estate calmly. Here and then, we are going to ask the questions which a possible prospective customer will also ask you and thereby, we will prepare both - you and at the same time us- accordingly. We document the entire real estate and the information about it given by you on the basis of pictures and descriptions.

In addition to a visit, the examination of the appropriate documents e.g. Escritura and Cadastral map excerpt is necessary. We are also going to obtain, if missing, the appropriate information, e.g. of the height of the resulting local increment tax (Plusvalía).

Possible deviations between the official documents and the reality should be smoothed out before or parallel to the marketing so that a prospective customer will not be confronted any longer with it because a prospective customer would like to buy a real estate, but does not like any unresolved tasks.

Our task is to accompany and to advise you while this work is taking place. To get the necessary information, documents as well as the solving of deviations are tasks which we take over for you, as agreed, gladly.

Exclusively or "we, to"

With the marketing of your real estate, you can select between two possibilities:

• Exclusive marketing by Perfect Mallorca
• Perfect Mallorca is able to market this real estate

The differences between both opportunities are easy to describe.

If you market your real estate both by Perfect Mallorca and by further broker colleagues on Mallorca or in your home country -then we will take up your real estate into our "standard offer". Essentially, this means the publication of the offer on our homepage and in our display in our office. Exclusively, in case of a sale by us, Perfect Mallorca, we will earn the agreed brokerage fee.

If we – as Perfect Mallorca – are allowed to offer your real estate exclusively on the market, we will concentrate intensively on doing the marketing. This includes - beside the „standard offer“ – further publications on Internet platforms in Spain, Germany and England as well as the placing of advertisements in the print media. For each object which we market exclusively we allow to carry out an official estimation - at our expense!

An exclusive contract has got a running time of at least 12 months. In case of a sale during this time, the agreed brokerage fee is always earned and due, no matter, who transacts the sales. In case of a cancellation of the contract, an agreed compensation is due which, essentially, would make up the increased expenses and costs. Co-operation with further broker colleagues in the home country and abroad exclusively takes place on the basis of arrangements done by Perfect Mallorca.
